When moving to a new area, you may have an overwhelming amount of things on your mind: New job, new school, new church, new routines, and of course, finding a new place for your family to call "home". At Hanley Agency, Inc., I understand this, and I am an expert in relocation. I have a long history of finding buyers the right home by going through a very specific checklist to help you efficiently narrow your options.
When most buyers go into home search mode - they may wind up with 50+ listings to consider. It should go without saying that's too many houses to see first hand if you're limited on time! I will help you to narrow your search down to 20-25 properties, with these items in mind:
- Before coming into town, arrange your needs into one list. Then list the things you simply want in another. When a home doesn't even meet your needs, there's no need to even spend time looking at it.
- Know your budget. If you are getting a mortgage, know your pre-approved amount prior to seeing listings so we can eliminate homes which exceed your budget.
- Think about drive time to work or other activities. Traffic around Pittsburgh could be different than what you're accustomed to, so tell me how much time you're ready to spend travelling each day.
Before we meet in person, I could send you recommendations for possible homes. Or if you've got a list of properties in mind, let me know what you've found. While seeing listing photos on the web is invaluable, there's nothing like walking through homes in person. Let me set up any necessary appointments and map a route. By planning ahead, we could see 8 to 10 homes in a single day.
